Waterproofing cement block foundations

Many foundations in the Twin Cities area are built out of cement blocks (aka ‘masonry’, ‘CPU’) instead of poured concrete. Builders use cement blocks to save money and time, though from the mid-90s poured foundations became the norm.

Although the foundations are structurally sound they’ve turned out to be frustratingly crack-prone. Also, once cracked, they’re virtually impossible to seal because of the empty space inside the wall.

So, instead of simple crack injection (which we use to seal poured foundations) a somewhat more aggressive solution is needed.

The bottom line, though, is that we’ll create weep-holes in the bottom row of blocks. The water will drain down through the wall and out the weep holes then into a very thin trench that we’ll make around the border of your floor. The weep holes will be covered, so you’ll never see any wetness inside your basement.

Once drained into the little trench, the water is funnelled into a central ’sump basket’ and then pumped up and out of the basement with a sump-pump system.

The sump-pump system we install will depend on your specific needs and budget, but they range from very simple to industrial-grade with double fail-safe electrical backup systems and more.
